카자흐스탄 부동산 임차 계약 사기 주의
최근 카자흐스탄 내 부동산 임차 관련 사기 피해가 지속적으로 발생하고 있습니다. 이에 카자흐스탄에 체류하시는 우리 교민 및 여행객 여러분들께서는 아래 부동산 임차 관련 사기 피해 사례를 참고하시어 불의의 피해를 입지 않으시도록 유의하여 주시기 바랍니다.
Recently, there have been ongoing cases of rental fraud in Kazakhstan. Therefore, we ask our fellow Korean residents and travelers in Kazakhstan to refer to the following examples of rental fraud cases and be mindful to avoid any unfair damages.
- 사례1) 아파트를 시세보다 저렴하게 임대한다는 내용을 부동산 중개 사이트(Krisha.kz)에 광고하고, 집을 보여주기 전에 중개수수료, 계약금 등 선불을 요구함
Example 1) Advertising on a real estate brokerage website (Krisha.kz) that an apartment is available for rent at a lower price than the market rate, and demanding upfront payments such as agency fees and a security deposit before showing the property.
- 사례2) 집주인 신분증을 위조하여, 집주인 행세를 하거나 진짜 또는 위조된 위임장을 이용하여, 부동산 소유자의 참여없이 대리인계약을 진행함.
Example 2) Forgery of a landlord’s identification card and impersonating the landlord or proceeding with a proxy contract without the participation of the real estate owner using a genuine or forged power of attorney
※ 위임장에 적힌 대리인 신분을 반드시 대리인의 신분증과 비교해 확인해야함
※ It is essential to verify the representative’s identity stated on the proxy with their identification card for comparison.
- 사례3) 중개무자격자가 불법으로 중개사무소를 차리거나 인터넷을 통해 다수의 세입자와 중복 계약을 진행함
Example 3) A mediator without a license sets up a brokerage office illegally or engages in duplicate contracts with multiple tenants through the internet.

We recommend that you seek the assistance of a lawyer with knowledge of relevant laws and regulations, and accompany them with evidence that can be used to prove the real estate fraud, in order to respond legally accurately.
